A Tradition of Neighborhoods

 

The Greater Kansas City area has a proud tradition of neighborhoods and a strong network of homes associations to protect that legacy. Homes Associations of Kansas City (HAKC) is an alliance of 73 homeowners associations. HAKC includes associations on both sides of State Line.

Some people call homes associations the most representative and responsive form of democracy found in America today. Residents of a neighborhood freely elect neighbors to serve on the Board of Directors of the neighborhood. Numerous other owners or residents serve on committees or help with special tasks as they arise.  Board members and committee members are volunteer leaders who meet regularly to discuss pertinent details about running their neighborhood.  A board meeting at a homes association is comparable to a town council meeting of a municipality.

Professionals at HAKC assist the unpaid volunteers that comprise homes association boards. HAKC is a not-for-profit entity that was created in 1944 to handle the full-time accounting and administrative requirements of member homes associations. 

KS UCIOBOR Act

The 2010 Kansas legislature adopted a modified version of the Uniform Common Interest Owners Bill of Rights Act (“UCIOBORA” or “the Act”). The Act becomes effective January 1, 2011, and is the first comprehensive Kansas law governing basic relationships between unit owners in Kansas common interest communities (“CIOs”) and their governing boards and managers.

Administrative & Accounting Services

To ensure that the boards of directors of the associations are free to concentrate on the goals and objectives of their association, HAKC provides a number of services such as:

  • Monthly Financial Reports
  • Payment of Association Expenses
  • Preparing Dues Invoices
  • Depositing and Accounting of Homeowner's Dues Payments
  • Maintenance of Association Database
  • Preparing Delinquency Reports
  • Sending Welcome Packets to New Owners
